How Do I Sell A Time Share?
Is this your first attempt at selling a time share?
For those of you who have never tried to sell a time
share this information is a must read. The path ahead
is tricky and filled with many pot holes. It doesn't
take much for an owner to get scammed by a resale company.
The biggest problem with the resale industry is that
owners are lied to everyday by ruthless sales people.
Promises are made that never materialize, potential
buyers disappear, and sure deals fall through.
Why Is Selling So Difficult?
Some things are just harder to sell. Time share
just happens to be one of those items that is a hard
sell. We've put together this list of hurdles every
time share owner must face before they can sell their
resale property.
- Be realistic regarding what you own. Time
share is not typical Real Estate. If you can't knock
down a wall and renovate it, bring your pets to it,
hang a picture on the wall, or walk perspective buyers
through it when it's not your week then it is not
Real Estate and cannot be sold as such.
- Be competitive with your pricing. Remember
to beat what the resort sells for price and stay competitive
with private sellers.
- Where is your advertising most effective?
TV, Radio, Billboards, and Newspapers are all rather
local at best. What you need to sell time share is
exposure to a global market. This is found only on
the Internet.
- Consider all reasonable offers. Sometimes
setting your price in stone stops people from making
an offer. Make sure to set your pricing as negotiable.
- Don't settle for your first offer out of fear.
If you're not in a hurry we suggest you hold
out for what you want as long as your price is reasonable.
- Pass the closing costs to the buyer. Closing
costs can be paid by the buyer or seller. If you received
what you asked for in the sale it might be easier
to pay the closing costs instead of risking the sale
and asking the buyer to pay.
- Include any extras with the sale. Perhaps
you have a banked week for sale or a membership to
the tennis club which came with your time share. Make
sure to include this as part of the sale to induce
buyers to select your time share to purchase.
- Start the ball rolling long before you need to.
We suggest to anyone looking to sell that you start
sooner than later. Get your advertisement online and
test the waters. See what kind of offers you get.
You don't have to accept them but it is nice to know
about what your resale will sell for.
- Be very realistic about how much you expect to
receive. Remember, this is not traditional real
estate and does not hold it's value like traditional
real property. Although some time share does retain
value much better than other, typically your time
share is not worth more now than when you purchased
it.
We offer a hassle free, no sales pressure environment
for owners to advertise
their time share for sale or rent. Our advertising
is completely affordable, 100% Do It Yourself, and can
make selling your time share a pleasant experience once
again. We suggest you keep reading as much about sales
and selling your time share as possible before you actually
choose a company to use.
