How Do I Sell A Time Share?

  • Consider all reasonable offers. Sometimes setting your price in stone stops people from making an offer. Make sure to set your pricing as negotiable.
  • Don't settle for your first offer out of fear. If you're not in a hurry we suggest you hold out for what you want as long as your price is reasonable.
  • Pass the closing costs to the buyer. Closing costs can be paid by the buyer or seller. If you received what you asked for in the sale it might be easier to pay the closing costs instead of risking the sale and asking the buyer to pay.
  • Include any extras with the sale. Perhaps you have a banked week for sale or a membership to the tennis club which came with your time share. Make sure to include this as part of the sale to induce buyers to select your time share to purchase.
  • Start the ball rolling long before you need to. We suggest to anyone looking to sell that you start sooner than later. Get your advertisement online and test the waters. See what kind of offers you get. You don't have to accept them but it is nice to know about what your resale will sell for.
  • Be very realistic about how much you expect to receive. Remember, this is not traditional real estate and does not hold it's value like traditional real property. Although some time share does retain value much better than other, typically your time share is not worth more now than when you purchased it.
