Time Share Resale Scams
We know it happens everyday. Everyday another time share owner is lied to by a resale company sales person. It's a sad truth about the industry but it happens.
So how do I arm myself against these scams? The best way to arm yourself against a scam is to be informed. Read the following information and watch out for the pit falls when you try to sell.
The biggest problem with the resale industry is that owners are lied to everyday by ruthless sales people. Promises are made that never materialize, potential buyers disappear, and sure deals fall through.
Time Share Sales Safely
We've heard many tales of woe from owners who have been ripped off by resale companies. Usually it's the same story over and over again. A sales person promised us the world and delivered nothing. Although not all companies are like this there are quite a few that practice sneaky sales tactics.
In our opinion these areas have the largest potential for abuse and therefore are considered to be the biggest scams in the resale industry.
- Never speak to a sales representative on the telephone. If they called you, that's where the trouble starts and the half-truths begin. A salesman's job is to convince you to do something you ordinarily would not do. Is the person you want talking you out of your hard earned money?
- Only you, a Real Estate Agent or a Broker can sell your time share. The people calling you on the phone are none of these. They are telemarketers only! If they were agents or brokers they would be busy selling houses or vacation homes and not time share.
- Nobody knows when your time share is going to sell. This is the hard simple truth. Anyone who tells you otherwise is lying to you. There is never an exception to this rule, which brings us to the next point.
- There is never a buyer specifically waiting to purchase your unit. Unless you have the only other unit for sale at a particular resort there is never anyone waiting to purchase it. Just think, every unit has 52 weeks, and if there are 100 units at that resort there are approximately 5200 weeks for sale at this resort.
- Half the money spent is a commission. Nearly half the money spent on an advertisement goes into the pocket of the sales person that sold you your advertising. If all they can do is sell you an ad, why do they get paid so much?
- Don't get pressured. That's the oldest trick in the book. Sales people love to pressure you into a quick decision with tricks and gimmicks. Never make a financial decision in one day, especially not if you're being pressured into doing it.
- Pay By Credit Card - Make sure to pay for your advertising by credit card. This allows you to charge back the company in case you were lied to or the facts were misrepresented by your sales person.
- Know When Enough Is Enough - If you are not getting the results you were promised by a resales company don't waste time waiting for a miracle. We're not saying to give up after one call, but once you're done exhausting all your legal remedies to no avail, don't give up on selling. If you don't advertise it somewhere it will never sell.
Time share scams are abundant in the resale industry. It's a shame that all resale companies can't operate without sales people.
